Use pre-move-out photos when an upcoming vacancy requires early marketing and a current, authorized image can explain the property accurately. Wait when rooms are heavily blocked, condition will materially change, or access and privacy are unsettled.
Coordinate access and tenant preparation
Confirm applicable notice, entry, lease, consent, privacy, and image-use requirements. Share the intended rooms and a short privacy list rather than requesting full staging.
Capture a limited pre-move-out listing set
Photograph clear, level views of important rooms and advertised features. Avoid people, identifying details, excessive wide-angle distortion, duplicate frames, and areas outside the agreed purpose.
Separate temporary clutter from future condition
Moving boxes, laundry, bags, and portable belongings may be temporary, but current layout, damage, fixtures, finishes, appliances, safety features, and amenities are material facts. Do not imply completed cleaning, repairs, or vacancy.
Review any cleanup beside the original
Use AI only when a useful photo cannot be retaken. Check hidden floors, walls, counters, edges, reflections, shadows, and patterns. Reject results that invent or conceal property information.
Avoid common pre-move-out photo mistakes
Do not photograph outside the agreed scope, publish identifying possessions, reuse outdated photos, present an occupied unit as vacant, edit away maintenance issues, or assume an early photo set will remain accurate after turnover work.
Example: an occupied bedroom before vacancy
An authorized bedroom photo may show moving boxes, loose clothing, shoes, and portable electronics. A cleanup preview can reduce those items for internal listing review, but the bed, windows, flooring, walls, room size, visible wear, and current occupancy context must remain truthful.
Plan the vacant follow-up photo session
Treat early photos as a bridge. After move-out and authorized preparation, capture a final set when the empty condition, completed maintenance, or changed presentation matters.
Choose which version belongs in the listing
Keep originals, separate marketing edits from condition evidence, obtain approval, and follow applicable platform, MLS, brokerage, owner, and disclosure rules. Prefer a current vacant photo when it is more accurate.
